SDA Granny Flats In Sydney

Turn Your Property Into Long-Term Income

We specialise in designing and building NDIS-compliant Specialist Disability Accommodation (SDA) granny flats.

Your property could be doing more. A purpose-built home for an eligible NDIS participant turns unused land into long-term income, while giving someone a safe and comfortable place to live. For investors, it is a properly certified, income-ready asset. For families, it is a durable, genuinely accessible home for a relative who needs one.

Steady, long-term income backed by NDIS funding

Returns of up to 20% per annum (indicative only, see disclaimer below)

More from land you already own

Helps meet Australia's shortage of accessible housing

Why an SDA Granny Flat

Built to meet a real and growing NDIS need

These homes stay in demand while suitable accommodation remains scarce. Done properly, an SDA dwelling can deliver a steady, long-term return from land you already own.

An SDA dwelling is not a standard granny flat with a few grab rails added. To qualify as Specialist Disability Accommodation, a home must be designed and built to a recognised SDA design category and certified accordingly. That is a genuine construction and compliance task, and it is exactly the work Dyna specialises in.

Not sure if your block is suitable?

For Investors

A sound investment. The right way.

Returns of up to 20% per annum are indicative estimates only. Actual returns depend on your property, its location, NDIS participant demand, SDA enrolment, tenancy and individual circumstances. See the full disclaimer below.

An SDA dwelling on a suitable site can generate income through the NDIS, but the return depends entirely on the site, the design category, participant demand and the compliance detail being right.

We do not sell a headline number. We start by confirming whether your property genuinely suits an SDA home, then work through the detail so you can make an informed decision before you commit.

What you get:

For Families

A home for someone
you love. Built right.

Returns of up to 20% per annum are indicative estimates only. Actual returns depend on your property, its location, NDIS participant demand, SDA enrolment, tenancy and individual circumstances. See the full disclaimer below.

The same home, built to exactly the same standard. The only thing that changes is why you are building it.

If a family member is an eligible NDIS participant, an SDA granny flat gives them a genuinely accessible, safe and durable place to live with independence and dignity, close to the people who care about them. And because it is the same SDA-compliant, certified dwelling, the same income can apply: an eligible relative living in an enrolled SDA home means the property can still receive SDA funding. You are not choosing between housing someone you love and building a sound investment. Done properly, it can be both.

We work through the same practical detail with you either way, from the design category that suits your relative’s needs to the approvals and certification, so the process is clear and the outcome is right.

How It Works

Simple. Transparent. End to end.

From confirming your property qualifies through to design, approvals, construction and handover, Dyna manages the process from start to completion.

Step 1
Suitability Questionnaire

Answer a few quick questions about your property. This is the fastest way to find out if an SDA granny flat could work on your land.

Step 2
Free Feasibility and Demand Check

We confirm your property suits an SDA home and assess participant demand in your area. Free of charge, no obligation.

Step 3
Planning Confirmation

If your property is found suitable, a $1,500 planning fee applies to confirm it meets the relevant planning controls before we move to design. This covers the planning assessment only and does not guarantee approval.

Step 4
Design and Approvals

Once planning is confirmed, we prepare the design and progress the approval pathways.

Step 5
Build and Handover

We manage the entire build and deliver a completed granny flat to the NDIS SDA Design Standard.

Everything up to the planning confirmation, the questionnaire and the feasibility and topography assessment, is free and without obligation.

Considering a Larger Development?

If you have the land for more than one dwelling, our multi-dwelling SDA housing developments may be a better fit.

See If Your Property Qualifies

Start with our free suitability questionnaire. It takes a few minutes, it costs nothing, and there is no obligation. If your property looks suitable, we will follow up with a free feasibility and topography assessment.
